Oaklands Place : Specifications

GENERAL CONSTRUCTION
Each property shall generally comprise traditional construction methods including traditional rendered block external cavity walls, concrete ground and first floors. Together with solid block internal wall partitioning this provides additional stability and significantly reduces sound transmission between floors. The second floor will comprise traditional timber construction with 18mm ply flooring. All external windows and doors will be PVCu with double glazed sealed units and chrome ironmongery, except the main front door that shall be panelled hardwood with glazed side panels in a hardwood frame.

HOME ENTERTAINMENT
Each property will have a pre-installed central television aerial and dish, connecting through a “Sky Homes” triplex outlet providing TV, FM, Sky digital and BT to the drawing room and master bedroom. A 42” plasma TV shall be supplied, wall-mounted, as standard within the drawing room and master bedroom; each comes complete with separate pre-installed “Sky+” facility enabling simultaneous multi-channel viewing. All remaining TV outlets will have a dedicated “Sky” service from one of the two main input sources. Home entertainment can also be enhanced by the latest CAT-5 cabling, which is pre-wired as standard to simultaneously distribute structured audio sound to separate areas (zones) around the property from a central controller feed (“hub”) located in the cloak room. If installed, each “zone” would be controlled via a wall mounted key pad linked back to the main controller. In addition to facilitating home hi-fi, pre-wired CAT-5 modular outputs provided to all rooms enable alternative multi-media options including telephone, data (incl. home networking) and TV (incl. connection of video / DVD receivers to the system around the property).
Note: Due to the numerous alternative options which exist with structured CAT-5 modular outputs, only “first-fix” wiring to the central “hub” is provided as standard. The purchaser shall be responsible for commissioning of the system in accordance with his or her individual requirements.

CENTRAL HEATING
The hot and cold water systems are un-vented pressurized and operated by a gas-fired boiler(s) fitted with a programmer that provides both heating to the radiators and domestic hot water. The ground and first floors are heated by an under floor system and all other areas by traditional radiators, bar the master en-suite which shall have the added benefit from under floor tile warming.
AIR CONDITIONING
A wall mounted air conditioning system, complete with electronic air cleaner and remote control is provided as standard in the 2nd floor master bedroom.

TELEPHONE
CAT-5 wired output points with facility to receive BT and/or other media (including home networking etc.) are provided to all rooms throughout the house. It will be the purchaser’s responsibility to arrange and pay for telecom services from their preferred supplier upon legal completion.

ELECTRICAL INSTALLATION
There is ample supply of electrical and TV outlets throughout all houses, together with generous lighting including low voltage down lighters with chrome finish in designated areas. Purchasers should refer to architectural plans for confirmation of exact specification and design layouts. All power points, switches and down-lighters are chrome plated throughout the ground floor and first floor gallery landing. In all other areas they are white. All bathrooms will have low voltage down lighters. Externally, lights illuminate the front and rear of each property. Security PIR lighting can be found to the front of each property. Remote handsets electronically operate the garage doors to all plots. Electronically operated main entrance gates with audio intercom entry-phone system (to ground floor hallway and first floor gallery landing) can be specified as an optional extra.
SECURITY
Separate lockable pedestrian and vehicular wrought iron gates are provided at the entrance to all plots; Gate automation with audio intercom from plot gates to reception hallway and gallery landing can be specified as a cost extra. The properties are protected by a fully programmable NACOSS approved intruder alarm system including passive infra-red sensors, incorporating alarm box to the front of the property. The alarm system is wired to facilitate connection to a monitoring centre. The purchaser shall automatically receive the benefit of 1-year maintenance and response facility from legal completion with our NACOSS approved supplier. The smoke detectors installed on each floor are connected into the alarm system and can also be linked to a central monitoring station. Security PIR lighting is provided to the front of each property.
DOORS, JOINERY AND WARDROBES
All internal doors will be hardwood fitted with chrome plated door furniture. All door linings, architraves, skirting, sills etc. are softwood with gloss painted finish. Window sills are either painted softwood or MDF. Front entrance doors are panelled hardwood with glazed side-panels. All bedrooms will have at least one built-in proprietary wardrobe, except the master bedroom which benefits from a particularly large “American-style” walk-in closet.
KITCHEN AND UTILITY
All properties have individually designed luxury German kitchens with fully-fitted units, granite worktops with upstand/ splash-back and ceramic / porcelain floor tiling. A comprehensive range of “Miele” integrated and free-standing stainless steel appliances include side-by-side frost free fridge-freezer with wine cooler and ice cube maker, dishwasher, multi-function double oven with microwave and steam oven facility, separate 5-ring gas hob with matching stainless steel splash back and overhead extractor hood. All utility rooms will have storage units with laminated worktops. Floors will be fully tiled, whilst a “NEFF” (or similar) integrated washing machine and tumble dryer (washer-dryer) will also be fitted as standard. .

BATHROOMS AND CLOAKROOM
The master bathroom and cloakroom will be fitted with marble counters and upstand/ splash-backs with “under-counter” wash-hand basins, together with a range of elegant ceramic wall and floor tiles together with stylish freestanding sanitary ware . Where specified, luxury “oversized” walk-in shower enclosures with “monsoon” shower roses are provided; baths shall be of “sunken” effect with the added luxury of marble surrounds in the master en-suite. Purchasers are advised to refer to individual plot plans for confirmation of exact design layouts. Vanity mirrors are fitted throughout immediately above wash hand washbasins. All bathrooms will have electric under floor tile warming, recessed low voltage down lighters and electric heated chrome towel rails.
DECORATIVE FINISHES & FLOORING
All internal walls and ceilings are dry-lined and smooth plastered, painted to the developer’s select choice of British Standard paint colour. Attractive ceiling coving is provided throughout. All bathrooms and WC’s have full-height wall tiling as standard. Either ceramic or porcelain floor tiles are laid to all bathrooms, W.C. cloakrooms, the kitchen / breakfast area, utility room and main ground floor reception / vestibule. Purchasers should refer to individual plot plans for confirmation of exact room specifications. A durable and hardwearing 14mm “natural oak” plank (or similar) wood flooring is fitted as standard to the main drawing room, dining room and master bedroom / dressing area. In all other habitable areas high quality carpet is provided, including all gallery landings. All internal doors will be solid panelled hardwood fitted with chrome plated door furniture. All skirting, linings and architraves are softwood with gloss painted finish.

Window sills are either painted softwood or MDF. Front entrance doors are panelled hardwood with glazed side-panels. The stunning ground floor vestibule has an ultra-contemporary solid concrete staircase with marble cladding, glass side panels and hardwood handrails. This seamlessly integrates with the feature first floor gallery landing finished to a similar design and specification. Notwithstanding the care with which decorative schemes have been chosen, subject to plot releases and stage of construction the purchaser may be able to make colour, style, design and specification changes. Further details pertaining to these are available from the developer upon request.
EXTERNALLY
The private shared estate drive is finished in traditional and durable asphalt/ tarmac. In the interests of clear definition and aesthetic “kerb appeal” individual plot forecourts are finished in concrete block paving. Full width rear terraces are included to all properties, constructed from either paving slab or durable timber decking (purchasers should refer to individual plot plans for confirmation of exact specifications), together with side footpaths linking up to front forecourts. All soft landscaped areas, including front and rear gardens, are turfed or prepared for planting. Boundaries generally comprise half-height wrought iron railings to the front of each property, whilst ‘feather edge’ fencing is erected to the sides and rear to provide a degree of privacy between dwellings. Salvaged railway sleepers shall also be used in areas where minor retaining walls are required if deemed appropriate. A scheme of planting is proposed throughout the site and purchasers are recommended to refer to individual plot plans for confirmation of exact details. Externally, wall mounted lights illuminate the front and rear of each property. Security PIR lighting is provided in selective locations. External water taps and electrical waterproof plug sockets will be situated in suitably convenient locations for each property.
SERVICES & DRAINAGE
The developer undertakes to arrange the supply of gas, electricity, water and carcasing for telephone, TV and satellite connections to all houses prior to completion of the properties. Full drainage systems will be installed in accordance with the relevant regulations.
ZURICH 10-YEAR WARRANTY
The properties on this development are independently surveyed during construction by Zurich Insurance who will issue their ten-year new-build warranty certificate directly to the purchaser’s solicitor upon satisfactory completion of the dwelling. The property is to be constructed in accordance with current Zurich Insurance technical standards.
